This home was one of Simonini Builder's showcase models for Sconset Village in The Point in Mooresville, NC. Sconset Village, the only gated community in The Point, consists of approximately 30 Nantucket style homes. The home for sale is situated on 1.53 acres with room for expansion and additional outdoor amenities. The sale includes a Lake Norman Boat Slip at Pier Z and access to membership levels (swim, tennis & golf) at Trump National Golf Course-Charlotte .
Sconset Village - a gated community within The Point at Lake Norman, with moderately sized Nantucket style homes. Most were built by Simonini Builders, a high end builder in the Charlotte area. The home, located at lots 1039 and 1040, was featured in the builder's literature in 2006-2007.
My wife and I purchased this home in 2007. She fell in love with the kitchen and overall floor plan and I loved the quiet neighborhood with "The Point" club amenities just a few minutes away. Mooresville and the Charlotte area were great for my business....low rents and taxes, strong motorsports customer base, and a skilled workforce.
The size of the house is great. Plenty of room for visitors and company but the moderate size (ie, under 4,000 sq ft) means lower taxes, utility and maintenance cost. Coming from a large home in the Northeast, this was a welcomed change.
Over the years, the major mechanicals have been replaced and upgraded..... electrical upgraded to 400 amps in 2007, crawl space sealed and conditioned in 2010, irrigation system replaced with a "Smart Controller" & water-saving heads in 2011, tankless water heaters installed in the crawlspace in 2014 and new Trane high efficiency HVAC systems (1st & 2nd floor) in 2016.
The adjacent wooded lot (102 Yale Loop) was purchased in 2012 and combined with the property at 106 Yale Loop. The utilities infrastructure is still in place for this lot and the buyer of our property could potentially subdivide back to the original 2 properties. There are currently 3 empty lots for sale in Sconset Village, at $150k, $210k and $375k. Selling this lot to a builder would allow the buyer to recoup some of their investment.

There are 4 homes on Yale Loop. The "Loop" common area, landscaped and maintained by The Point, offers a nice buffer between the homes and the road. The wooded lot at 102 Yale Loop was purchased for additional privacy and combined with our property. This allows expansion and additions to the existing home without having to be concerned with variance and setback issues. My intention, as a Garage Designer, was to build a very nice combination Garage/Workshop/Poolhouse on the adjacent property and to leave the finished existing garage as an office and expanded pantry for dry goods.

Lake Norman is the largest man-made lake in North Carolina. It has 520 miles of shoreline. At 760' above sea level, Lake Norman is well isolated from any coastal flooding.
