Professionally Decorated & Furnished - Immediate Occupancy

This home was one of Simonini Builder's showcase models for Sconset Village in The Point in Mooresville, NC. Sconset Village, the only gated community in The Point, consists of approximately 30 Nantucket style homes. The home for sale is situated on 1.53 acres with room for expansion and additional outdoor amenities. The sale includes a Lake Norman Boat Slip at Pier Z and access to membership levels (swim, tennis & golf) at Trump National Golf Course-Charlotte . Most of the furniture shown in the pictures plus the staging/decor is also included with the sale.

Note - if you don't want the adjacent wooded lot (originally 102 Yale Loop), the property can be subdivided back to the way it existed before 2012 and the house price would be reduced to $825,000.

Sconset Village - a gated community within The Point at Lake Norman, with moderately sized Nantucket style homes. Most were built by Simonini Builders, a high end builder in the Charlotte area. The home, located at lots 1039 and 1040, was featured in the builder's literature in 2006-2007.

My wife and I purchased this home in 2007. She fell in love with the kitchen and overall floor plan and I loved the quiet neighborhood with "The Point" club amenities just a few minutes away. Mooresville and the Charlotte area were great for my business....low rents and taxes, strong motorsports customer base, and a skilled workforce.

The size of the house is great. Plenty of room for visitors and company but the moderate size (ie, under 4,000 sq ft) means lower taxes, utility and maintenance cost. Coming from a large home in the Northeast, this was a welcomed change.

Over the years, the major mechanicals have been replaced and upgraded..... electrical upgraded to 400 amps in 2007, crawl space sealed and conditioned in 2010, irrigation system replaced with a "Smart Controller" & water-saving heads in 2011, tankless water heaters installed in the crawlspace in 2014 and new Trane high efficiency HVAC systems (1st & 2nd floor) in 2016. The house and outdoor furniture was painted in 2018.

The adjacent wooded lot (102 Yale Loop) was purchased in 2012 and combined with the property at 106 Yale Loop. The utilities infrastructure is still in place for this lot and the buyer of our property could potentially subdivide back to the original 2 properties. There are no other lots currently for sale in Sconset Village and the next cheapest lot in The Point is $400k. Selling this lot to a builder ($130k-175k) would allow the buyer to recoup some of their investment.

Tavern restaurant and clubhouse at the 18th hole

A highlight at The Point is the 18-hole Greg Norman designed golf course. TNGC membership is required. More than two-thirds of the holes play directly along or over the water on this beautiful, diverse course, which presents challenges to golfers of all skill levels.

Golf club membership is available to all Point residents. Non-residents by invitation only.

Aerial View - 102 and 106 Yale Loop were combined in 2012 - combined lot size is just over 1 1/2 acres

There are 4 homes on Yale Loop. The "Loop" common area, landscaped and maintained by The Point, offers a nice buffer between the homes and the road. The wooded lot at 102 Yale Loop was purchased for additional privacy and combined with our property. This allows expansion and additions to the existing home without having to be concerned with variance and setback issues. My intention, as a Garage Designer, was to build a very nice combination Garage/Workshop/Poolhouse on the adjacent property and to leave the finished existing garage as an office and expanded pantry for dry goods.

Risk of Flooding - the first map above (courtesy of the Washington Post) shows the impact of a 52" deluge like Hurricane Harvey. Waterfront properties would have 3-5' of water, Trump National would have 3' of standing water, and 106 Yale Loop shows NO flooding. Per the elevation map, the area at the Sconset gate next to the wooded lot (102 Yale Loop) measures 808' above sea level. Outside of a few spots on the golf course, this is the highest elevation in The Point.

(Note- in reality, Duke Power would release water through the dams with such heavy rain and people living at the base of the Catawba in SC would be at highest risk)

Aerial view of Lake Norman. The dotted line south of the house is the county line separating Iredell and Mecklenburg counties. Taxes are approx 50% less in Iredell County (our property taxes were only $3,530 last year). Mooresville is also known for its excellent school system.

Lake Norman is the largest man-made lake in North Carolina. It has 520 miles of shoreline. At 760' above sea level, Lake Norman is well isolated from any coastal flooding.
